How do i know that the inspector is experienced and qualified to carry out the building/pest inspections:

There are Australian Standards for carrying out Pre Purchase Building & Pest inspections

AS 4349.0 4349.1 4349.2 & 3660.2 which applies to all building inspection & pest inspections in New South Wales. There is no government body that certifies building inspectors.

Knowledge experience and thoroughness can vary from inspector to inspector.

it's important to do your home work when evaluating your inspector.

What inspections do you carry out:
We do building reports and pest reports also know as building inspections, 
home inspections, house inspections, pest inspections, timber pest reports,
We also do pre sale building/pest reports pre auction building /pest reports.

Who arranges access to the property:

Once we receive confirmation from you we will contact the agent/vendor and arrange access to the property to carry out the inspection. We will then contact you with the time & date of the inspection if you want to be present when the inspection is being done that is fine with us.

Can i book online:

Yes - upon receipt of your email we will organize the inspection.

Do you use Thermal Imaging Cameras and Moisture Meters:

Yes we use the thermal imaging cameras and moisture meters on all our inspections.

Do you carry out Swimming Pool Safety Inspections & Certification:

Yes we are certified to carry out swimming pool safety inspections & certification

to Australian Standards AS1926.1 & 2-2007 and AS4349.0 & 1-2007

When do we receive our report once it has been carried out:

We usually email your report within 24 hours of the inspection being carried out

However your report is usually emailed on the same day of the inspection.

How much notice do you need to carry out the report:

Usually 1-2 days notice is sufficient depending on demand at the time

Does your inspection cover the subfloor area:

Assuming reasonable access is available in accordance with the provisions of Australian Standards for Pre Purchase Building Inspections AS4349.1 – 2007. With some older properties it’s not uncommon to find structural defects under the floor, which often can’t be seen due to limited access.

Does your inspection cover the roof void area:

YES assuming there is reasonable access. This is an important part of the inspection as there are often hidden defects/termite damage that can't be seen with out entering the roof cavity. Note insulation can impede the inspection of the roof space timbers.

Does you report come with photos of defects:

Yes it's an essential component of our reports. Photographic evidence helps

illustrate the defects so you can further negotiate with the seller.
